About Us

The Gallatin Woods community currently has 28 log homes, with green steel roofs, nestled in 60 acres of wooded, commonly owned green space.  Surrounded by natural beauty, we are just minutes away from the slopes of Wisp Resort and a short drive to the historic town of Oakland.

Our log home community is surrounded by picturesque lots and acres of common spaces. It's not unusual to see deer, wild turkeys, chipmunks, groundhogs, or bears wandering through the pines and boulders of the area.

Amenities

Gallatin Woods has private hiking trails, and a winding stream, Smith Run, that feeds into Deep Creek Lake.
Owner membership includes: road maintenance; snow removal on community roads and driveways; mowing and landscaping of common grounds; and trash removal from the community dumpster located at the entrance to the community.

GW Condominium Council of Owners

​Gallatin Woods is a "land condominium." This means that unit owners
in Gallatin Woods own their own homes and are responsible for maintaining them, but most of the land, roads, and amenities in the community are owned in common.

All property owners at Gallatin Woods are members of the GW Condominium Council of Owners and have one vote per lot. Annual fees are required and necessary for the upkeep of the community.  Annual fees for 2022 are $750 per lot.
​A five-member Board of Directors is elected by owners at each Annual meeting to oversee administrative affairs, establish a budget, and meet the day to day needs of the community, including the selection of contractors and the hiring of a property manager.
